During the spring it is not uncommon for a few sellers to test the market to see if they can sell their home at some made up price. If you're a home buyer you may know what I'm talking about. When I ask the listing agent for the comps they used to determine the price, I typically hear, "My seller is not going to sell unless he gets X."
